A modern campus structure in the north of Munich
The north Munich district of Freimann is home to CA Immo’s latest development project, VIERTEL FOUR, being built on the site of the former Freimann railway repair depot. A development planning process that envisages the construction of four office buildings with a total leasable gross floor area (GFA) of around 50,000 m² was completed as early as autumn 2019. The four buildings will form an ensemble surrounding an inviting central square. An international architectural competition was held for VIERTEL FOUR, with the renowned architectural offices Eller & Eller and 3XN both subsequently awarded prizes.
Construction of VIERTEL FOUR is to be realised in two phases. The first phase will see construction of VIERTEL FOUR OANS (designed by Eller + Eller) and VIERTEL FOUR ZWOA (designed by 3XN), comprising a total of around 24,000 m² of leasable GFA. Planning applications have already been submitted for both buildings, and construction could start as early as 2020. This would see both buildings accordingly completed by the end of 2022. Current plans envision the second construction phase (of buildings VIERTEL FOUR DREI and VIERTEL FOUR VIERE) starting in 2022, with possible completion in 2024.
Concepts for the use and layout of both the site and the buildings themselves are strongly geared towards the needs of the modern office and its employees. In addition to flexible floor plans for all current room concepts (single rooms, combination offices and open space), this also includes a wide range of different workplaces, communication zones and meeting points, both formal and informal.
VIERTEL FOUR is set to benefit hugely from the dynamic development of the surrounding neighbourhood, where several large-volume office buildings have been built in recent years by companies such as BMW. In addition, the Active Group is currently developing its “Motorworld” experience for the depot’s historic and listed halls – an attraction that’s sure to draw in motor fans from far and wide. The development also includes a hotel and a range of gastronomic offers. In addition to this, existing event and conference facilities in the “Zenithhalle” and the former “Kesselhaus” will also be further expanded.
